GAS SAFETY CERTIFICATES
At Whisper London we know an annual Gas Safety check is required by law and must be provided by a Gas Safe engineer. The inspection ensures that all gas appliances i.e. gas hob, related pipe work and flues in the property are in safe and working order.
A certificate is obtained after an inspection, you will require a new certifcate every 12 months.
So if you’re looking for a gas safety certificate in a hurry, look no further.
EICR & EIC REPORT'S
With the introduction of the ‘Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020’, from July 2020, landlords in England have been legally obligated to ensure national standards for electrical safety are met. In order to comply, landlords are legally required to ensure the ‘fixed’ electrical installations (e.g. wiring, socket-outlets, light fittings, fuse box etc.) in their rented properties are inspected and tested by a qualified and competent person at least every 5 years.
At Whisper London we understand the importance of electrical safety,
and are at the ready to help you now.
At Whisper London we can help you with portable appliance testing or (PAT Testing). The process involves checking electrical appliances for safety through a series of inspections and electronic tests.
This can be an invaluable test for making sure your appliances are safe for tenants usage.
At Whisper London we recommend carrying out a boiler service annually,
not only to satisfy a warranty, but thereafter. The test results will identify any problems early and help prevent future breakdowns.
We believe this to be an essential part of boiler maintenance for any landlord.
Health and safety legislation requires that risk assessments for Legionella bacteria which cause Legionnaires’ disease are undertaken as often as possible.
The assessments must identify and assess potential sources of exposure, and steps taken to prevent/control any risk that is identified.
At Whisper London safety is paramount, so if you are in need of a thorough assessment get in touch today.
SMOKE & CARBON MONOXIDE ALARM'S
Landlords are required, from October 2015, to: have at least one smoke alarm installed on every storey of their rental property which is used as living accommodation, and have a carbon monoxide alarm in any room used as living accommodation where solid fuel appliances are contained (e.g. a coal fire, wood burning stove).
Each prescribed alarm must also be checked that it is in proper working order on the day the tenancy begins
